Heta were recently approached to design a branded residential tower in the centre of Seoul, S. Korea. As the growth in this relatively new typology continues internationally, based on a healthy mix of lifestyle driven residential needs linked to concierge, valet, and higher servicing support. Whilst this concept is often linked to luxury operating brands it is now becoming more accessible to a broader purchasing base.

Heta’s design for a smarter-density residential tower, for a transformative branded living offer, aims to be a new landmark tower anchoring a key junction as part of a new major development district which is evolving out of a former light industrial area of the city.

The unique design with expressed structural archways features a grand double height entrance lobby lounge with concierge, and public café to activate the street level functions. With co-living support spaces on the mezzanine above, along with shared leisure functions, rooftop amenities and sky gardens. Whilst the residences are made up of a mix of one, two and three bed apartments.

The focus of the brief was to attain a sustainable mix of living units, whilst still giving a building of character and architectural quality that would serve as an uplift point for the surrounding neighbourhood. Whilst also investigating how can could find ways to build with more sculptural and expressive forms whilst still attaining significant reductions in embodied carbon.

Considerations for the integration of material innovations, such as lightweight low carbon concrete, is currently being explored. Although in its infancy the speed of development of these new materials is having an impact on the design thinking. A lightweight concrete solution with more efficient density to strength ratios can reduce the volume needed by as much as 30% to comparable traditional concrete for any given application.

This combined with the design arrangement of interlaced expressed structural arches, aims to keep slab thicknesses down whilst maintaining overall structural rigidity and efficiency, increasing clear heights between floors whilst also reducing the embodied carbon of the build.
